Cherokee and Cobb County sales are still booming. In fact, both Cherokee and Cobb County saw over a 50% increase in the number of home sales in November 2009 compared to 2008. In November 2009, Cherokee County home sales were at 199 homes sold with an average sales price of $201,112 and 115 days on the market. East Cobb Counties home sales were at 127 homes sold at an average sales price of $247,641 with only 88 days on the market. West Cobb Counties home sales were at 354 homes sold at an average sales price of $205,544 with just 95 days on the market. Things are looking good for buyers and sellers despite the time of year. With the extension of the first-time home buyers tax credit of $8,000 and the new addition of a $6,500 tax credit for current home owners, I suspect that homes sales will continue to be high. You only have until April 30, 2010 to place a contract on a home and until June 30, 2010 to close to then apply for the tax credit. If you are consider buying or selling, don't wait!
